About Sioux Falls, SD
Sioux Falls is the largest city in South Dakota, with a population of around 200,000 and some of the fastest growth of any mid-sized city in the upper Midwest over the past two decades. The city takes its name from the quartzite waterfalls on the Big Sioux River that run through the heart of the city - Falls Park is the most visited attraction in the state and a landmark nearly every local resident knows. Major employers including Sanford Health, Avera Health, Citibank, and Wells Fargo have kept the local economy stable, and the result is a high homeownership rate with a population that tends to stay put and invest in their properties. The city spans a wide range of neighborhood types, from the walkable historic districts near downtown to large-lot subdivisions on the south and west edges that are still actively developing.
The housing stock reflects decades of growth in waves. The neighborhoods closest to downtown - McKennan Park, Pettigrew Heights, and the Cathedral District - have two-story wood-frame homes built mostly between 1900 and 1945, with older brick foundations, original plaster walls, and basements that have been through 70 to 80 winters. Postwar ranch and split-level homes fill in the middle ring of the city, built from the 1950s through the 1970s to standards well below what South Dakota's climate actually demands. The south and west sides have newer builds from the 1990s through the 2010s that are now hitting the age where original blown-in insulation has compressed and builder-grade work shows its limits.
